[Houston, Texas, Closed July/August 2022] CBRE National Senior Housing in partnership with CBRE’s Pittsburgh Multifamily team and CBRE’s Indianapolis Multifamily team completed the sale of a four-community, Active Adult/55+ Age Restricted portfolio in Pennsylvania, Kentucky, and Indiana on behalf of the Client, an institutional investor and best in class owner/operator of Active Adult/55+ Apartments around the country. CBRE’s Indianapolis Multifamily team consisting of Steve LaMotte and Dane Wilson, CBRE’s Pittsburgh Multifamily team consisting of Laura Lawrence, and CBRE’s National Senior Housing team members John L. Sweeny, Jr., Aron Will, Garrett Sacco and Scott Bray represented the seller.
CBRE National Senior Housing’s Debt & Structured Finance Team arranged the acquisition financing on behalf of an institutional buyer/borrower (the “Borrower”). CBRE secured a low-leverage, 7-year fixed rate loan to facilitate the acquisition via its Fannie Mae DUS Lending platform. Per the Borrower, the fixed rate spread was one of the lowest that they have executed on in the history of their investment platform. Aron Will and Matt Kuronen represented the Borrower in securing acquisition financing.
The portfolio consists of 481 total units in 3 MSA’s – Pittsburgh, PA, Louisville, KY, and Indianapolis, IN. Each of the communities features a unique environment with on-site beauty salons/barber shops, fitness centers, community family rooms with kitchens, and numerous amenities to the 55+ resident.
