Changing Times

The first quarter in 2020 started well. January showed a strong level of enquiry across the market and some strong terms negotiated despite the threat of bushfire surrounding Sydney. However, the new enquiry level faded over the last few weeks as the COVID-19 virus took the world hostage. At the end of Q1 2020 many people are now having to adjust to working remotely, with their normal routines being turned on their head. Video conferences have taken over from face to face meetings, social distancing is the new norm and our kids in many cases, are now attending school from the dining room table. Changes and restrictions to our lives are happening at a rapid pace.
 
The office leasing market has shown a couple of trends in reaction to the virus, deals that are time critical and have a hard deadline are still continuing albeit with caution. Where there is no real need to complete a lease transaction at this point in time, most of these requirements have been put on hold. Most businesses are ‘battening down the hatches’ to weather the storm, this includes a number of tenants reaching out to landlords for rent relief, increased enquiry about possible sublease disposals and some seeking a satellite office for business critical teams to occupy for a few months outside the main office.
 
We are speaking with our colleagues throughout Asia to pick up on any trends they are seeing as they seem to be a few weeks ahead of us. We look forward to sharing their lessons.
