SAN DIEGO COUNTY SALES ACTIVITY BOOMING
Multi-tenant retail sale total consideration was close to 2005 level with over $734 million sold with less transactions but bigger sized deals! If not for 3 large transactions over $100 million each, sales activity volume was in average range of $400-500 Million.

SINGLE TENANT NET LEASED INVESTMENTS WERE DOWN IN VOLUME BUT AVERAGE DEAL SIZE LARGER
Single tenant sales activity was strong, although the total number of sales are down, total consideration was up with average deal size over $5 Million.

SO CAL RETAIL CAP RATE REPORT
Retail Cap Rates Show Slight Increase
Southern California retail capitalization rates for sales closing in the third quarter reflected a slight increase, up 6 basis points (bp), from 5.51% in the second quarter of 2015 to 5.57% in the third quarter of 2015. The data is from the CBRE Valuation & Advisory Services (VAS) database from 2006 through Q3 2015.
 
NATIONAL RETAIL CAP RATE REPORT
National Cap Rates Fall in Q2 2015
Indicated cap rates derived from retail sales fell 29 BP nationally in Q2.  The Eastern region of the country experienced the biggest drop of 70 BP with the West was not too far behind falling 58 BP. The South on the other hand only experienced a modest drop of 9 BP.  The Midwest was  the true outlier last quarter rising 13 points. The data is from the CBRE Valuation & Advisory Services (VAS) database from 2003 through Q2 2015.
