Retail Rents Rise In Q2 As Availability Tightens
As more retailers move to strip centers, space is opening up at malls, according to a report from the retail real estate investment firm.
Net absorption of U.S. retail space in Q2 — vacancy at the start versus the end of the period — was 5.9 million square feet, the lowest demand since Q3 2020, according to a report from real estate investment firm CBRE.
The overall availability rate fell by 10 basis points year over year to a record-low 4.8%. The average asking rent rose 2.1%, driven by several markets in Florida as well as Raleigh, North Carolina.

And The No. 1 Retail Center Experience in America Is....
Being bigger isn’t always better, but in Mall of America’s case, it is.
Size is just one of the reasons that MOA is CSA’s No. 1 Retail Center Experience for 2023.The 5.6 million-sq.-ft. mega-mall covers 129 acres in Bloomington, Minn., enough space to accommodate 11 Target Field baseball stadiums (Target Field is home of the local Minnesota Twins). The Minneapolis Metro Blue and D lines stop inside the center. That not only gives residents and visitors to the Twin Cities easy access to MOA, but also travelers burdened with long layovers at the nearby Minneapolis-St. Paul International Airport. They can hop a 10-minute ride to America’s largest mall and kill a few hours in a place that houses more than 500 stores and 60 restaurants — they can even ride the Avatar Airbender at Nickelodeon Universe to prepare for their next flight.

Suburbs Flourish, Urban Availability Increases
With workers only venturing into the office a few days a week, it’s no surprise that spending is being re-directed to retail districts closer to where people live, according to a new report from CBRE.
This has resulted in an uptick in CBD retail availability in US central business districts, which now exceeds that of suburban space for the first time since 2006.
Suburban availability has fallen, according to the report, upending a well-established pre-pandemic trend whereby urban and suburban fundamentals were closely correlated, the report said.
Analysis of consumer data from Placer.ai suggests that urban and suburban malls can continue to coexist as they recover from the effect the Covid pandemic had on shopping patterns.
