[Houston, Texas, May 30, 2023] CBRE arranged acquisition financing for Lexington Square of Elmhurst (the “Community”) on behalf of Focus Healthcare Partners LLC (“Focus”). Aron Will, Vice Chairman of CBRE National Senior Housing, Matt Kuronen, Vice President of CBRE National Senior Housing, and Michael Cregan, Senior Analyst of CBRE National Senior Housing, arranged the financing.

Located 18 miles due west of downtown Chicago and originally built in 1990, the property has been rebranded and renamed as The Roosevelt at Salt Creek. The building contains a total of 348 Independent Living and Assisted Living units. Post acquisition, Focus will execute a significant capital improvement plan to position the Community as a market leader and will convert the existing entrance fee CCRC model to rental units. The Community will feature a fitness center, swimming pool, billiards lounge, and barber, among other first-class amenities.

CBRE National Senior Housing originated a 5-year acquisition loan through BMO.

Focus Healthcare Partners LLC is a real estate investment and asset management firm headquartered in Chicago, Illinois. Formed in 2010, Focus has acquired 31 buildings to date and has historically managed $1.5B in AUM across its investment vehicles. The Focus management team provides active asset management oversight and utilizes its own proprietary tools and best-in-class regional operators to manage individual properties. Focus has maintained a cohesive management team that has worked together for more than 15 years.
