The CBRE Net Lease Property Group has been exclusively retained by the owner to market a portfolio offering of nine single tenant net–leased properties located in six states. The portfolio is comprised of all investment-grade tenants with an average remaining lease term of 17.5+ years. 

 

The offering is comprised of a total of 248,498 square feet and is generating a current net operating income of $4,394,552. The portfolio is offered at a formal asking price of $67,500,000, which equates to a 6.50% CAP. Current available loan terms allow an investor the opportunity for a ±9% cash yield (10-Years, I/O, 50% LTV, 4.25% rate). This portfolio provides an excellent opportunity to acquire a critical mass of high–quality net–leased properties providing an excellent blend of credit, term, rent growth and diverse geographies.
