RESUMEN DE MERCADO

  • Durante el 1S de 2024, se registra un record en el ingreso de nuevos proyectos. incorporándose al stock del mercado multifamily 26 nuevos edificios con 5.027 unidades, casi igualando el total de proyectos incorporados durante todo 2023.
     
  • En una zona con destacadas condiciones de acceso al transporte público y conectividad. La comuna de Cerrillos (Submercado Poniente) debuta con su primer edificio Multifamily, pavimentando el camino para el potencial crecimiento de proyectos de renta residencial.
     
  • La tasa de ocupación de proyectos estabilizados cierra el semestre con un 90,88% presentando un retroceso de 2,14 pp con respecto al semestre anterior.
     
  • La absorción neta del semestre suma 2.717 unidades, 44% por debajo del periodo anterior sin embargo, aumenta en un 94% en relación al 1S 2023.
     
  • El precio promedio ponderado de la región Metropolitana cierra el período en 0,279 UF/m², un descenso semestral de 6,4%, con las mayores bajas de precios centradas en edificios nuevos.
