Despite 2025 starting with uncertainty, office market fundamentals across Greater Washington remained relatively stable during the first quarter. Read the reports to learn more about key trends and insights in each market. 
  • In Washington, D.C., office vacancy increased 10 basis points to 22.6%, with federal leasing headwinds counteracting positive momentum from the tail end of 2024. 
  • The Northern Virginia office market posted 226,000 sq. ft. of positive absorption. A lack of large contractions paired with growth from a variety of scenarios, including moves from out of market and expansion activity, started 2025 off on a positive note. 
  • The Suburban Maryland office market posted 157,000 sq. ft. of negative absorption to start 2025. In turn, vacancy increased by 20 basis points from the prior quarter to 21.2%.
